Everyone has different needs and requirements such as access to shops and services, public transport, walking terrain, road networks, and how close it is to your home to minimise travel time. Many holiday home owners prefer to go somewhere that sits within a two to three-hour travel radius from their home.
Our three parks are located in various coastal areas across the country; Whitby Holiday Park is near Whitby Abbey and the town of Whitby in North Yorkshire, Garreg Goch is located in North Wales and provides guests with scenic mountain views, and Atlantic Coast is situated on the Cornish coastline near St Ives Bay. All three of our parks are close to beaches, which are perfect for sunbathing and stunning walks at sunset.
Whitby is renowned for its Fish and Chips, scenic harbour and cobbled streets. Fondly thought of by many as a childhood holiday destination, with the nostalgic smells of salty air and walks along the pier while taking in the sea and the harbour. It's steeped in history, with Whitby Abbey perched on the hill, and the 199 steps leading down to the town. And we mustn't forget it's the place where Dracula was created, which is celebrated twice a year when thousands descend for the weekend to celebrate the Goth Festival.
Think about where your preferred location would be on-site. For example, would you ideally want a sea view? Would you prefer to be within close proximity to the facilities? Or perhaps a quieter, secluded pitch would suit? Preparing these thoughts before visiting your prospective park will help you to picture how your holidays could look.
Make sure you have a clear understanding of your essential requirements from the park itself. At Whitby Holiday Park, we are child friendly with outdoor play facilities and low traffic. We're also dog friendly throughout the park, including our Jet Bar & Bistro.

Another need to consider is, how many people do you hope to be able to stay in your holiday home at the same time, and how often? If you think up to six people may stay with you once or twice a year, but it would mainly be two or four of you, perhaps a two-bedroom holiday home with a sofa bed could be ideal? Additionally, the number of bathrooms, and kitchen size may be something to think of. Going to viewings with an open mind while still knowing what you like is the best way to find your dream holiday home.

Prior to sending an enquiry for a holiday home, it is important to consider your budget. We usually have on offer, a range of new static holiday homes and lodges, in addition to pre-owned or former hire units that reduce the initial outlay. All of our current stock is kept updated on our website, but if you have a good idea of your budget and requirements, let us know and we can get in touch with details of any new stock that matches your needs before it gets published to the wider public.
There has been plenty of negative press about holiday homes due to unscrupulous operators who hide pitch fees and running costs from potential buyers. We pride ourselves on transparency with regards to the issue of costs, and will provide you with the true cost of owning a holiday home. As a member of HARPA (formerly the BH&HPA), we follow their standard license agreement terms to give you assurance of our commitment to fairness.
Your pitch fees give you the right to site your holiday home on the park, and cover a range of costs associated with running the park such as roads, grounds, and safety, which is split proportionally between holiday home owners and holiday makers.
It is important for holiday home buyers to be well-informed about the pitch fee amount, what it covers, and other regular expenses you'll incur including Gas bottles, Electricity, Insurance and Rates - please ask Paul, our park manager, to explain these costs and give you accurate up to date figures. We have an experienced and skilled team to help with all your maintenance needs, and offer ad-hoc and discounted maintenance packages to cover essential safety, winterisation, and external cleaning.
If you are concerned about costs, you also have the option to offset some of the running costs by subletting your holiday home. If this interests you, ask our park manager about the subletting policy and whether it is the correct option for you.
Finally, if you're interested in upgrading your holiday home, Whitby Holiday Park offers the option to install decking, a hot tub, flagged parking areas, and a range of other improvements you might want to factor into your total costs.
You've found the right park in the right area, you know what size and features you require in your new holiday home, now it's time to talk about your legal agreement with the park.
Upon purchase of your new holiday home, we will grant you a Licence agreement. This is a legal document that allows you to site your holiday home on the park and spells out the legal rights and responsibilities of both the park owner and the purchaser, including the payment of the annual pitch fee and the length term of the agreement.
As with all legal documents, it’s advisable that you seek advice before entering into an agreement with the park. We offer various licences at the point of sale, depending on the type of holiday home and condition as follows:
At the start of the sales process you will be informed whether the unit you are purchasing is a static caravan or a lodge, as the licence terms differ.
The date on your licence agreement commences on the date that you are given the keys to your holiday home and you take possession of it. When buying the caravan itself, the transaction is governed by the terms and conditions outlined in the purchase agreement signed by both the park operator and the purchaser.


You are required to pay a deposit on your chosen holiday home in order to reserve it as yours. This usually equates to a minimum of 20% of the final purchase price. After you have paid this deposit, the park manager will confirm when the full balance is required.
When the full balance is paid and all safety checks are completed, you become the owner and it's time to start your new adventure! One of our team members will take you around your new holiday home and show you how to operate key items such as the boiler and thermostat, in addition to locations of the fuse box and stop tap. We'll also go through safety checks such as your annual gas test and electrical testing, which needs checking every three years.
You'll have access to our Owners Portal where you can manage your account, book safety tests, and request maintenance either on an ad-hoc basis or as part of our schedule maintenance packages.
You are welcome to ask the park for a full completion checklist to ensure that all your requests have been addressed and that all legal obligations have been fulfilled.



Please remember, once you complete, this isn't the end, it's just the beginning! The pitch fee is an annual payment made to the park owner to keep your holiday home on the site and also cover park maintenance and facility use. At Whitby Holiday Park, our pitches are categorised in 'Tiers' which have different prices depending on their criteria. Our park manager will provide up to date prices.
Gas is supplied to your holiday home through 2 x 47kg gas bottles. When one runs out, you order a new one and our maintenance team deliver and replace it for you. Once this is complete an invoice is sent to your account. An annual gas test is required for your holiday home, which is carried out by our approved contractor.
Each holiday home has its own Electric meter that is read annually to calculate a bill which is added to your account. A three-yearly electric test is required for your holiday home, which is carried out by our approved contractor.
Much like cars, holiday homes need to be insured for protection against damage, liability cover and for protection of personal belongings. Providing proof of insurance will be a requirement on our parks.
These rates are shared equally between all owners. Current business rates fees are available from the park manager.
The main static holiday home manufacturers that we regularly buy and sell stock from are Swift, Victory, Willerby, Regal, ABI and Atlas. If you see another make of holiday home that we are not advertising but that you wish to purchase and site on our park, contact our park manager.
The 'berth' of a holiday home is how many people it can sleep, which is usually a higher number than the amount of bedrooms it has. For example, a 'four berth' holiday home is likely to have two bedrooms (usually a double and a twin).
In the colder months, we offer a winterisation service for your holiday home, which means to empty all pipes of water and switch your water supply off to avoid freezes and bursts. This is also a good time to carry out Anti-Freeze tests in boilers. Both services can be paid for separately, or as part of our discounted winterisation bundle.
